Whether you are remodeling, adding on, reconstructing or building new, you will need to first obtain a City building permit. Applications are available at City Hall. New regulations have recently been adopted for accessory buildings which include carports, garages and storage sheds. Accessory buildings may be built in a required rear yard but may not occupy more than thirty percent of the rear yard. The building cannot be nearer than five feet to any side or rear lot line. When entered from an alley, it cannot be nearer than ten feet to the alley line. Accessory buildings are limited to not more than two per lot and the total combined square footage may not exceed one thousand square feet or the total square feet of the main building, whichever is less. The sidewall height of the accessory building may not exceed twelve feet. If a garage is located closer than ten feet to the main building, it is regarded as part of the main building for the purposes of determining side and rear yards.
